“This was a bit of a whirlwind 3 days; I don’t think it will sink in that we’ve actually bought the house until tonight or tomorrow at the earliest. But, on behalf of both of us, I would like to thank you for all your hard work, candour, insight, positive vibes and (as it may have sealed the deal last night) – politeness and courtesy towards the sellers and their agent!
Here are some things that stood out in my mind:
- Your no pressure sales approach. Prospect Matches come every morning, then you would specifically select the ones you thought were good matches, sending them a second time with your input showed that you were still devoting your time to finding properties for us and bringing them to our attention, not just leaving us to do all the filtering. You were clearly still working for your clients – not just letting the Prospect Match narrow down potential dwellings and do the work for you – which I am sure many agents do. And there were no frantic phone calls pressuring us to go see a certain property.
- Going through each house with us looking for ‘tell tale’ signs of termites, faulty wiring, zoning infractions, subway noise, age and condition of roof, furnaces, water heaters, and checking for grounded outlets with your snappy tool – showed that you had our best interest at heart, and were very experienced and knowledgeable. Keys to building trust.
- Suggesting possible cosmetic changes or renovation alternatives (with estimated costs) opened our eyes and made us more conducive to accepting houses we would have dismissed otherwise for not meeting our immediate standards.
- After viewing our second house (the one with no railings on any staircases), one of us had indicated that there were too many things we didn’t like about the house, you said ‘Yeah, this isn’t a good house for you’. That showed that you weren’t looking for the quick sale/commission.
- And having stories about pseudo trans-gender serial killers that are in denial of their own mental health is a great way to ease the tension of a 2.5hr bidding war. Granted not everyone will have your colourful background to draw upon for material, but knowing that there is a time when changing the subject away from real estate is necessary and at times, essential.”
